
During the 1990s, a run-down 1950s shopping mall in the City of
Ontarios redevelopment zone was transformed by a creative mixed-use plan
by LINC and a commercial developer. While the shopping center was fully rebuilt,
LINC added 80 new senior rental homes called SEASONS at Ontario Gateway Plaza on
one segment of this large site. The plan is a success. Seniors stroll to and from
the new center through a gateway to a supermarket, bank, drug store, restaurants,
and a beauty school with discounted services. Vendors deliver to the SEASONS, pick
up shopping carts, and bring donuts to the community every Friday
morning.
The apartments at SEASONS at Ontario Gateway Plaza are available in one and two
bedroom floor plans and include a modern kitchen, spacious closets, patio or balcony,
central heat and cooling, and covered parking. The senior clubhouse has activity rooms,
fireplace and barbeque area, pool, and community library. The gated community is also
convenient to public transportation. The shopping mall, which had been reduced to 30%
occupancy 1998, is now enjoying full occupancy and a thriving business from our seniors
and the rest of the neighborhood.
SEASONS at Ontario Gateway Plaza has proven to be a new model for our industry. Our
vision for this mixed-use site has garnered special recognition and awards from the
California Redevelopment Association, National Council on Senior Housing (NCOSH), the
League of California Cities, and the Seniors Housing Council of the Building
Industry Association of Southern California.
