•   Lancaster, CA, Los Angeles suburb of 158,630 in 2014
•   4.536 acre site
•   In 2002, expiring HUD 236 restrictions placed it in danger of being lost as affordable housing
•   Repairs had been neglected by previous owner
In 2002, renovation included:
•   2,500 sq ft Community Center with game rooms, kitchen, computers, office & laundry rooms
•   New landscaping, privacy gates, parking
•   New play equipment for children
•   On-site manager and maintenance
•   Wide range of LINC Cares resident activities
Apartment renovations:
•   New paint, cabinets, carpet, and flooring
•   New HVAC and energy efficient appliances
•   Double-pane windows
•   Low-flow toilets & hard-wired smoke detectors
As part of the 2014 retrofit work, sustainable improvements include:
