Thanks to all of the various programs now being offered to promote affordable housing in California, there are many redevelopment opportunities for exciting and profitable affordable housing projects. These projects are gaining visibility as models of affordable housing. More private companies are developing attention-drawing projects by reusing urban sites, adapting architecturally interesting old buildings and revitalizing once-declining neighborhoods.  

Expanding the supply of affordable housing for low- and moderate-income households continues to be a major concern for many cities, which is why they are more willing to provide critical support for building new housing and rehabilitating old housing. It’s a chance to gain revenue-producing developments and revitalized neighborhoods.

Like most redevelopment projects, the layers of financing and intensive management require more planning and entail greater risk, but public/private collaborations that pursue creative financing methods, not to mention quality design, marketing, management and maintenance, have produced a number of successful affordable housing projects.

SEASONS™ at Ontario Gateway Plaza — a recent “Award of Excellence” winner from the California Redevelopment Association — is the successful collaboration of several entities to build a great community. SEASONS is an example of mixed-use redevelopment involving a public and private partnership that blends retail and residential in a large-scale urban redevelopment plan. The revitalized property now includes 80 units of affordable housing for seniors and 153,000 square feet of retail shopping space. The new center replaced a 40-year-old dilapidated shopping center with a new, vibrant multi-use community. The project was developed by Madison Development and LINC Housing, a nonprofit agency dedicated to building and preserving affordable housing throughout California. They collaborated on design for this site to build a cohesive community with LINC developing and owning the residential portion, and Madison developing and owning the commercial portion. This shared vision was then extended to local residents and merchants, government officials and planners in the surrounding vicinity, and financiers.   Continue »
